CM Manohar Lal Khattar has increased the floor area ratio (FAR) from 1.98 to 2.64, giving a big gift to small builders who build plot holders and floors in the builder’s license colonies of the state. Plot owners of big cities like Gurugram-Faridabad will get the most benefit from it. The notification of the policy was issued by the Principal Secretary Planner Department on Friday evening. The policy came into effect from Saturday. The increase in FAR has also been confirmed by KM Pandurang, director of the department.
It is worth mentioning that on Wednesday, the representatives of the Home Developers Association had loudly welcomed the Chief Minister’s Jan Ashirwad Yatra in DLF Phase-1, in which he assured to increase the FAR soon. For plot holders and home developers, it cannot be a great deal that a written order to increase the FAR was issued within two days. The policy will be implemented soon after HSVP and Municipal Corporation adopts the policy.
Please tell that people were very upset due to non-increase of FAR. The Occupation Certificate (OC) of more than two hundred houses had been canceled due to the violation of the building construction rules after strict action by the Planning Department. Hundreds of landlords had halted their construction in wait, waiting for the FAR to increase. DTP Planning RS Bath welcomed the government’s decision and said that now the department will work according to this policy. These conditions will be:
- To avail the enhanced FAR, the fee has to be paid as per the policy.
- Those who have constructed houses can also purchase additional FAR but there will be no pressure on them from the department.
- It will be compulsory to purchase without option FAR on the construction of the new house.
The amount coming from the additional FAR will be given to the Municipal Corporation of the concerned areas for strengthening the infrastructure. The memo was submitted by the home developers to increase the FAR. Following the instructions of the Chief Minister, the FAR in license colonies has been increased according to various slabs.
